Board Meeting Summary

The HOA Board met November 11th, and the following notable actions were taken: The Board ratified a number of actions that were taken prior to the Board meeting due to time sensitivity of the matter which includes approval of fall tree replacements, playground repairs, pool filtration improvements, snow removal contract renewal with our longtime vendor KT, and the 2022 waste & recycling contract with American Disposal. The new contractor, American, is excited to serve Willowsford and is working with Management and Patriot on the transition plan. An update will be provided in the coming weeks when we have more concrete information about the cart shipping and delivery. The contract scope was modified to include a 96-gallon cart for both waste & recycling as well as pick up of overflow recycling weekly.  

The Board also discussed both the Conservancy and HOA operating budgets for 2022 as well as passing motions to accept/adopt both. In the next couple of weeks you will receive an email from us that includes the 2022 operating budget from the HOA and Conservancy as well as explanation/year in review letters from both. Any questions that you have regarding the budgets, please contact the related entity (HOA or Conservancy) and we will be happy to discuss.

Several matters were also discussed including Management’s intention to perform a wide-ranging survey of the residents. If you would like to recommend a specific topic to include, please email HOA@Willowsford.com to provide your suggestions. While it’s not always practically to solicit feedback on every item under the Association’s purview, as you know it is important that residents have a voice and the opportunity to weigh in. Please be on the lookout near year-end for the survey and let us know your thoughts. Additionally in the coming year, Management and the Board will be reviewing various policies such as Photography and Amenity Use so if you have any suggestions, please let us know.  

The Board also consented to further pursue a trail connector for walkers from the Hovatter schools to the Greens. The next step is to collect bids for the trail to determine financial feasibility. Further, the Board approved the replacement of the Zipline and various cardio equipment for the fitness center, as well as the 2022 Grounds Maintenance Contract. Both sides of the community were awarded to Down To Earth who currently maintains North of Route 50. The Community Manager reported on several items including Management accomplishments, upcoming items, and local projects adjoining the community. Finally, the Board discussed Community Voice submissions and status of various items. Approved Minutes and other documents are, or will be available to view on WillowsfordLife.com in the Document Center including the 2022 HOA Operating Budget.

Community Standards Inspections

The following sections can expect to see our Community Standards Administrator, Tracey M., completing Comprehensive Inspections over the next month: The Greens -  10A1, 15AB, 16AB, 17, & 19. Click here to determine what section you're in. You may also see Tracey performing resale inspections and following up on other matters. 
 
When out on the property, Tracey M. will be dressed in Willowsford gear (most namely, a bright orange vest) and/or wearing an ID lanyard, carrying an iPad for photos, or a notepad and pen when out on property performing inspections.

Design Review

The Design Review Committee meets monthly at Sycamore House with resident forum opening at 9 AM. For more information about the Design Review process, click here.

Frank Blackstone

HOA Board of Directors, Secretary

Frank was elected to the HOA Board of Directors last March and serves as Secretary. The role of the Board is to govern the overall operation of the Association which includes annually adopting a budget, applying Association documents, and more. 

Q: What do you envision for the future of Willowsford?
A: I believe we have a unique, phenomenal and special community, and a big reason I thought about serving on the Board was to continue to maintain the vision and specialness of Willowsford. I think we can thank those who have put us in this position, and work toward keeping what we moved here for and finding ways to foster an even better sense of community and involvement in our larger County community. 

Q: What is your hidden talent?
A: I’ve been playing the piano since I was seven years old, and played keyboards professionally in R&B/rock n’ roll/funk/jazz bands for 10 years in Chicago and Washington DC (and one summer around Europe) while working, going through law school, and afterwards. It was a blast (and I miss it)!

Q: What is your motto or personal mantra? 
A: Treat other people with respect and the way you would like to be treated, and leave every place (including our planet) better than when you arrived.

Gingerbread Workshop

Join Willowsford Kitchen at The Lodge on Saturday, December 11th for a festive, fun-filled workshop building and decorating your own gingerbread house. Our Gingerbread Workshop is a favorite holiday tradition at Willowsford. Snack on grilled cheese and tomato soup while you decorate your house with sweet treats from the scrumptious candy bar. Warm up with hot chocolate and cider and finish the day with candy cane cupcakes. Your gingerbread houses are yours to keep! This event is for children ages 4 through 13. Please note: children 7 years old and under must be accompanied by a paid adult.

Take Home Kit: Can't make the event? Willowsford Kitchen is offering gingerbread house kits to construct at home. Kits are $30 and come with gingerbread pieces, a bag of icing, and an assortment of candies to decorate with. Santa Visits Willowsford

Friday-Sunday, December 10th-12th from 11 AM - 7 PM at Sycamore House. Santa and Mrs. Claus are making a special trip to Sycamore House to hear holiday wishes and pose for family photos. Don’t forget to bring your camera to capture these special moments. Timeslot reservation is required for a guaranteed visit with Santa. You'll also have the opportunity to write a letter to Santa at our craft station, chat with Mrs. Claus, and take a ride on the holiday barrel train!

Update: Santa and Mrs. Claus are extending their visit until 7 PM on December 10th, 11th & 12th. Additional timeslots are limited and will open at 9 AM on Tuesday, November 30th. Thank you for your understanding as we bring holiday magic to Willowsford!

Brew Club - Holiday Cheers & Beers Celebration 

Did you know that President Abraham Lincoln taxed beer to help fund and pay for the Civil War? That’s right! Honest Abe tapped into the beer industry to fund the war and advance freedom. Alas, beer, in all its other rich qualities, has patriotic roots! Okay, perhaps that is a stretch. But did you further know that Willowsford Brew Club exists to promote the finer qualities of Lagers, Ales, Stouts, Pilsners, Porters, Saisons, and Kölsch just to name a few? That’s right. The Willowsford Brew Club is ready to resurrect and promote #UnityofCommunity over our shared fondness for a beer with our friends and neighbors! Our first event since 2019—it's time to bring your favorite malt and hops concoction and your favorite stein or solo cup and join the Willowsford Brew Club!

Bunco Babes - Ornament Exchange

On Thursday, December 2nd from 7 - 10 PM Bunco Babes will host our annual Ornament Exchange at Sycamore House! Please bring a wrapped Christmas tree ornament (valued approx. $10) to play the Thieving Santa Game. We also play Left, Center, Right and at the end of the night someone will go home with a big pile of cash! In addition to the wrapped ornament and three (3) $5 bills, please BYOB and an appetizer or dessert to share.

Willowsford Fit

Our state-of-the-art Fitness Center is located inside The Lodge in The Greens. The facility offers Matrix cardio machines, circuit training weight machines and free weights. Cardio machines include iPhone/iPod connectors and personal TV stations. Key fob access is available to residents in good standing.
