Kids Holiday Cookies from Around the World

Wednesday, December 12th from 5 PM to 7:30 PM at Sycamore House.  Join Willowsford Kitchen for a holiday cookie-making workshop that will take you on a deliciously sweet trip around the globe! The chefs will have several of the doughs ready to go so the class can assemble, fill, decorate and enjoy more cookies!  Each child will bring home a box of cookies.  All the cookies freeze well and make great gifts. There will be a holiday supper of Chicken Pot Pie and Vegetable Pot Pie on hand for hungry cookie decorators.

For kids and kids at heart ages 5 and up.

November/December 2018 Resident Board Member Update

Hello Everyone, 
We hope you had a fun Halloween and are ready for the end of year holidays. Here's our latest update on what the Board has been up to.  
Control Status
As you may know, the Willowsford "Founder Control Period" ends once Willowsford is 85% sold (and settled). 2018 was another busy year for new homes and settlements. If that trend continues and the Developer does not add a significant number of new lots, we project the Founder Control Period will terminate sometime in early 2020. The HOA will then become largely a resident-run operation, with all five board members elected by the residents. The developer (the Founder) will retain some administrative and development rights during the “Development and Sale Period.” 
November 8th HOA Board Meeting
Next, the Board met Thursday, November 8th in the evening. Half of the bi-monthly meetings are now conducted in the evening to give interested residents a chance to attend without impacting their work schedules. Several residents attended and provided thoughtful input. We appreciate that participation but, make no mistake about it, greater resident attendance and participation is important to the HOA’s long term health. We intend to look for ways to encourage it. Meanwhile, remember that each Board meeting has an open forum early in the meeting for homeowners to raise and discuss issues in person. If you cannot attend in person, send an email to the HOA. Homeowners are welcome to remain for the entire meeting with the exception of a short executive session held at the beginning of the meeting.  
Regarding the 2019 Budget 
The HOA Budget is pretty complicated. It includes revenue from assessments, amenity rentals, lifestyle programs, guest passes, and other miscellaneous sources. These revenues are used to fund administration, landscape maintenance, utilities, operations of amenities, community lifestyle events, and other items. Note that all new construction, marketing, or other property development expenses are paid by the developer, not the HOA. The HOA pays only for maintenance of existing facilities and properties. To give you a sense of scale, the total budget for 2019 is just under $5M. The approved 2019 budget has been posted on the WillowsfordLife website and we encourage you to take a look. It includes a small decrease in HOA base assessments from $573 to $547 per quarter. 
Our philosophy regarding the budget starts with the assumption that Willowsford is a premium community with resort-level amenities. Residents expect a level of service from the HOA that is often more extensive than they may find in other communities, and the budget should provide funding to satisfy these expectations. At the same time, the budget has to be pragmatic in order to keep fees manageable.  Achieving the right balance between level of service and cost to residents is the never-ending challenge, of course.

November 8th Board Meeting Summary

The Board met on 11/8 and the following notable actions were taken:

The 2019 budget was adopted resulting in a reduced base assessment; more information will be included in the annual budget mailing which go out to all owners of record. The Board also approved contract renewals for landscape maintenance, culinary development and pool management along with proposals for fall tree replacements. Additionally, a request for a traffic calming study on Bloomfield Path is being sent to the County Board of Supervisors for Consideration, a new club “Retro-Fit” was established and hours for The Lodge and Sycamore House starting January 1st were revised to 9 AM-5 PM which will result in over $15,000 in savings for the community. Finally, recorded by The Founder, revisions to the Design Guidelines and application/review fees and process (more information included in the announcements). Founder Action – Design Guideline Amendments

The Founder has amended the Design Guidelines regarding the following matters:

  • Fee for activities started prior to receipt of approval*
  • Basketball Goals – Revised requirements, please review document for details
  • Irrigation – Must submit acknowledgement agreement, no application required
  • Signage – real estate, political, security

*IMPORTANT NOTE: A 60 day grace period will be provided for residents to submit an application for activities started without approval. Beginning January 14th, any activity started without an approval will be subject to an extra processing fee equal to the applicable application fee.

Board of Directors Meeting 

The Board of Directors meets every other month. The next board meeting is scheduled for Thursday, January 10th at 1:30 PM at Sycamore House. Open session and resident comment period expected to start at 2 PM.

ALERT: Firearms Hunt Reminder

Firearms Hunt, Tuesday-Friday, December 4-7, in The Greens and The Grant; Trails CLOSED. The Greens and The Grant trails will be CLOSED Tuesday-Friday, December 4-7, for the Deer Management Program muzzleloader and shotgun hunt.  Residents must observe all trail closure signs.  Trails will reopen on Saturday, December 8.

Yard Waste Information

With the seasons changing, leaves and grass clippings begin to pile up.  Remember to put out yard waste on scheduled yard waste collection days from March 1 through December 24th. Grass clippings, leaves, and twigs can be placed in biodegradable paper bags, plastic bags, or personal containers marked as ‘Yard Waste’. Republic Services does not collect dirt, bags of mulch, sod, rocks, open containers with poison ivy/oak/sumac, or uncontained brush with thorns.  For more information click here.

Community Standards Inspection Reminder

Drive through inspections are completed in each Village weekly and a comprehensive lot inspection is performed every 18-24 months. The following sections in The Grove can expect to see Fatima and Kirk over the next few months: Grove 8B, 9A, 9B, 9C, 10A, 10B, 11A1, 11A2, 11B. Click here to determine what section your street is in. Kirk and Fatima will be dressed in Willowsford Gear and/or wearing an ID lanyard. You can expect to see them taking pictures and walking along the property.

Santa Comes to Willowsford

Santa is coming to Willowsford! He'll be here on Saturday, December 8th from 10:30 AM to 4:30 PM.  Santa and Mrs. Claus will be at Sycamore House to hear holiday wishes and to take family photos.  Don’t forget to bring your cameras to capture the moments! Crafts and hot chocolate will also be available.  This event is "open house" style; so come when you can! There will be plenty of activities to entertain our residents while you wait to see Santa. This year, REGISTRATION IS REQUIRED to attend.  

This event is for Willowsford residents-onlySanta Comes to Willowsford is a hugely popular event; growing each year. Registration is limited to one family per household.

Gingerbread Workshop

Calling all Willowsford elves! Join us at The Lodge for a festive, fun-filled workshop. Build and decorate your own gingerbread house on Sunday, December 9th from 10:45 AM - 12 PM and 1 - 2:15 PM. The Gingerbread House Workshop is a favorite annual holiday tradition at Willowsford. Snack on grilled cheese and tomato soup while you decorate your house with sweet treats from our scrumptious candy bar.  Warm up with hot chocolate and cider and top it off with candy cane cupcakes. The gingerbread house is yours to take home.
This event is for children ages 4 and up. Children 7 years old and younger must be accompanied by an adult. $55/adult + child pair OR $35/child.

Holiday Cheer 

Thursday, December 13th from 6 to 8 PM at Sycamore House. This time of year is about family and traditions. Willowsford is more than a neighborhood, it's a community. Join us this holiday season for an evening of Holiday Cheer.  Mix and mingle and enjoy hors d’oeuvres and our private label Willowsford wine.
